Water Heater - Ready for the "Big One?"

At Escrow Retro, we have highly qualified technicians to help you with strapping and bracing your water heaters. We check all water heaters for correctly installed Double Strapping, Seismic Blocking, and correct "TPR" valve Discharge. Tank less water heaters are also duly noted.

Why is Strapping and Bracing needed?

To prevent the gas and water lines from being cut off due to the water heater rocking back and forth, Water heater strapping and bracing is required. A water heater can move in any direction during an earthquake. The California Plumbing Code specifies that you need to strap your water heater against a wall with a quarter-inch bolts into a stud and position the straps to the upper and lower third with no spacing between the heater and the wall having a positive connection. A Gas fired water heater should have the lower strap placed no less than 6" from the gas controller.

What to do if your water heater has exploded?

If you want your water heater to get appropriately installed, strapped, and braced, you can contact us for immediate services. But hypothetically, follow these quick and simple steps if you face the dreaded incident.

  • First, switch off the electricity and cold water supply to the tank. If your water heater is gas-powered, you must also turn off the gas line to the tank.
  • Please take pictures of the entire leak and any harm to your home's structure, furniture, boxes, or other belongings that the explosion caused, which will make it easier for your homeowner's insurance or home warranty companies to calculate the cost of replacing or repairing your belongings and the amount of the damage.
  • Clean up as much water as possible, and then dry out any places susceptible to mold if they remain damp.
